Too many articles published today are individuals joining a chorus of naysayers but present very little fact or are speaking in such generalities that they do a disservice to those seeking information.

Turmoil in Mortgage Market Hits Renters in the Wallet
USA Today (08/30/07); Knox, Noelle Although they do not even hold mortgages, the U.S. renter population is starting to feel the impact of the subprime lending drama. Rents are poised to climb 4 percent in 2007 and 2008, at a time when the Center for Housing Policy says the share of Americans devoting more than half of their income to rent has jumped to 25 percent from 20 percent in 1997. The expected increase can be attributed to several factors, including a wave of foreclosures that is forcing some homeowners to become tenants again and a growing pool of renters who must renew their leases because they are not able to find the financing to purchase a home. The rental market also is tightening up due to developers' preference for condominium projects in recent years—which the National Association of Home Builders says cut the construction of non-subsidized apartment projects in half between 1997 and 2006.

- June Pending Home Sales Index Shows Market Improvement
WASHINGTON, August 01, 2007
A forward-looking indicator based on pending home sales shows the market is likely to stabilize in the months ahead, according to the National Association of Realtors®
Lawrence Yun, NAR senior economist, said it is encouraging that the increase occurred in all four major regions. "However, it is too early to say if home sales have already passed bottom," he said. "Still, major declines in home sales are likely to have occurred already and further declines, if any, are likely to be modest given the accumulating pent-up demand."
